Richard Hall
Founder/Principal-in-Charge
Richard Hall has 28 years of experience in the commercial real estate industry, including experience in the financial analysis of office and retail acquisitions & operations.
Mr. Hall founded RBJ 24 years ago. While with RBJ, Mr. Hall has reviewed, analyzed and negotiated refunds on thousands of office and retail leases. He has directed the development of a number of the firm's state-of-the-art computer models which are used to determine actual and projected pass-through overcharges. Mr. Hall has extensive experience in property tax assessments, apportionment and appeals. Furthermore, Mr. Hall is an expert on Mello-Roos and Special Tax Assessment Districts having served as special tax consultant during the formation of many Special Tax Districts.
He has also developed a series of commercial real estate/lease feasibility studies including dynamic proforma models, incorporating sensitivity analysis of capitalization rates and net operating income projections. In addition, he has prepared numerous commercial real estate marketing studies for various real estate projects, and has served as an expert witness in court.
Prior to RBJ, Mr. Hall was a Senior Associate for David Taussig & Associates and an Asset Manager for Equitec Properties where, among other things, he negotiated tenant renewals, prepared proformas and performed due diligence for potential building acquisitions and prepared yearly budgets, rent rolls and tenant escalations for various office and retail buildings.
Mr. Hall received his Business Degree from Brigham Young University's Marriott School of Management with emphases in finance, accounting and economics.
David Workman
Director of Business Development
David Workman has an extensive background in working with both government and private industry in the areas of property management, contract development and administration. He has used his property management experience and familiarity with the changing real estate marketplace to locate areas that are under served, and to bring RBJ's services to new clients.
Prior to RBJ, Mr. Workman worked for the FDIC where among other things he managed a real estate portfolio appraised at over $80,000,000. He contracted and oversaw outside property management firms. After reviewing the contracts, HUD regulations and expense reports, Mr. Workman was able to recapture over $1,000,000 in costs for the FDIC from sources previously overlooked.
Barbara Johnson
Project Manager
Barbara Johnson has a background in technical writing and leasing. Since joining RBJ, Ms. Johnson has reviewed and analyzed numerous office and retail leases. Her prior writing and leasing agent background has aided her ability to review and interpret complicated lease documents. In addition, she has developed many of RBJ's technical and marketing documents.
Prior to The RBJ Group, Ms. Johnson worked for JMB Properties as a leasing agent. Among her responsibilities, she negotiated tenant leases from beginning to end and prepared weekly planning and training meetings. Ms. Johnson also worked as a technical writer for a national trade association, where, among other things, she worked in the communications division, publishing a national weekly newsletter.
Ms. Johnson has used her training background to spearhead the development of the training materials used by RBJ. Her experience with training, leasing, and auditing combines to make her training seminars valuable both in information and in dollars saved through careful lease administration.
Ms. Johnson holds a B.A. degree from Brigham Young University with a major in English and minors in Spanish and psychology. Ms. Johnson has published various articles and books.
Nathan Hall
Project Manager
Nathan Hall has over 18 years of experience in the commercial real estate industry. Prior to joining RBJ, Mr. Hall worked for two of the largest commercial real estate information companies - CoStar Group and LoopNet. In these capacities, Mr. Hall gained extensive experience in gathering and analyzing industry-specific market conditions and was also able to utilize the latest real estate information databases and software tools. Mr. Hall's expertise and access to this information has enabled RBJ to perform much more comprehensive lease audits. It has allowed RBJ to use these sources to determine among other things, co-tenancy violations, pro rata share discrepancies and property tax apportionment errors. Mr. Hall's prior work experience has also allowed him to implement a web-based lease audit project management system providing RBJ's clients with easy access to their ongoing lease audits.
Mr. Hall also specializes in performing lease audits and has conducted portfolio lease audits for numerous national retailers recovering substantial overcharges.
Mr. Hall holds a B.A. degree in International Relations with an emphasis in Korean and East Asian Studies from Brigham Young University.
